1. Acceptance

By using terrapinbeachhouse.com to view, request, or book a stay, you agree to these terms and to the privacy policy. If you do not agree, do not use the site.

2. Invite-only direct booking

Direct booking on this site is invite-only. Access is granted by the owner and may be revoked at any time without notice. Public visitors are welcome to view the listing and to book through Airbnb or VRBO instead.

3. Bookings and payments

A booking is only confirmed when payment has been authorized (for card bookings inside the Airbnb window, owner review may also be required) or received (for offline payment methods). Until then, the dates are held only for the period stated in the booking confirmation, and may be released if payment is not received in time.

The full payment terms for each stay are set out in the rental agreement that you accept at booking. Itemized pricing (nightly rate, cleaning fee, tax) is shown before you submit.

4. Cancellations

Cancellations follow the published policy:

  • 30+ days before check-in: 100% of nightly and cleaning fees refunded.
  • 7–29 days before check-in: 50% of nightly fees plus 100% of cleaning fee refunded.
  • 0–6 days before check-in: no refund.

Lodging tax is refunded in proportion to the refunded amount.

5. Conduct and house rules

You and every member of your party agree to abide by the house rules: no pets, no events, no smoking or vaping, and a maximum of 8 overnight guests. The full rules and disclosures are in the rental agreement. Violation may result in immediate termination of the stay without refund.

6. Site availability

The site is provided as-is. We make a best effort to keep the calendar accurate and the booking flow working, but we do not guarantee uninterrupted availability or zero double-booking risk against external listing platforms. If a conflict occurs, we will notify you promptly and refund the full amount paid.

7. Liability

To the maximum extent permitted by law, our liability to you for any claim arising out of your use of this site is limited to the amount you paid for the stay in question. We are not liable for indirect, incidental, or consequential damages.

8. Governing law

These terms are governed by the laws of the State of Oregon. Any dispute arising under these terms will be resolved in the courts of Tillamook County, Oregon.

9. Changes

We may update these terms from time to time. The version shown above the date applies to your use of the site as of the date you book. Material changes will be reflected in the rental agreement version stored with each booking, so you always have access to the exact terms you agreed to.
